One of which is called the South Carolina Palmetto Home Advantage Program. This program is for first time home buyers as well as repeat home buyers and offers up to 3% to 5% of the loan amount, through a forgivable second mortgage with a 10-year term and zero interest rate. This is not a grant.

The second is called the Hardest Hit Fund. This program is for first time home buyers only (cannot have had ownership in a home in the last three years) and offers up to $15,000 in down payment assistance, closing costs and/or prepaid items. This down payment assistance is also forgivable, through a second mortgage with a 10-year term and zero interest rate.
